Accounting Manager


REQUIREMENTS:
 
• Certified Public Accountant (CPA)
• Minimum of 5 (five) years work experience in holding similar responsibilities, (experience working in the real estate industry will be an advantage)
• Keen attention to details and good analytical skills
• Ability to communicate in English: written and verbal
• Ability to identify and communicate potential problems and propose creative solutions
• Ability to perform well in a complex work environment (team player) and address numerous simultaneous requests effectively
• Demonstrated ability to deliver high-quality, accurate work within tight deadlines
• Excellent knowledge in MS-Excel; knowledge in any Accounting Softwares will be an advantage
• Experience in using computers and Microsoft office software applications & Internet
 
JOB DESCRIPTION:
 
  • In charge for all areas connecting to fiscal coverage.
  • Accountable for developing and maintaining bookkeeping ethics, operations and measures to ensure precise and judicious pecuniary reports.
  • Supervises accountants and is liable for administration of the group to make certain that labor is suitably allocated and finished in a well-timed and correct manner.
  • Addresses rigid cut-off dates and a large number of accounting behaviors including ledger groundwork, financial treatment, yearend review training and the support of financial plan and estimate activities.
  • Have liaisons with second level legal counsel and the firm’s administrative leader and manager which entail strong written and verbal communications
  • Get hold of and preserve a systematic understanding of the fiscal reporting  system
  • Make sure of precise periodic, quarterly and annual ledger reports.
  • Facilitate the daily banking necessities.
  • Make sure the correct and appropriate dispensation of constructive pay transactions.
  • Guarantee the monthly and annual financing actions are mainstreamed for all personnel in a well-timed and truthful manner.
  • Prepares / supports financial statement and forecasting actions.
  • Work in partnership with the other investment division managers to sustain overall branch goals and objectives.
  • Financial leadership and business development through accounting and corporate finance
  • Develop and work with all each direct reports to set up goals and objectives for each year.
  • Responsible for analyzing and generating reports to determine the overall financial status of programs and projects.
  • Manage cash flow, prepare financial statements, oversee receivables
  • Coordinates the support of project requirements for Contracts, subcontracts, Accounts Receivable, Finance, Human Resources and Accounts payable.
  • Works for making sure that everything financially is running smoothly.
  • Monitor, oversee selling and marketing expenses vis-à-vis approved budget, payment of commissions to brokers, agents and the like
  • Monitor and oversee project accounting vis-à-vis approved land development costs, disbursement and payment to contractors, suppliers and the like.
  • Perform other functions as maybe required by higher authorities.

Sales Documentation Specialist


REQUIREMENTS: 
 
• Candidate must possess at least a Bachelor's/College Degree in any field.
• Required skill(s): documentation.
• At least 2 year(s) of working experience in the real estate industry
• Male / Female (21 - 40 years old)
• Preferably 1-4 Yrs Experienced Employees specializing in Clerical/Administrative Support or equivalent.
• Computer literate
• Must be honest, trustworthy, keen in details & can work effectively even with minimum supervision
 
JOB DESCRIPTION:
 
Responsible for buyers’ counseling and sales acceptance, processing of buyers’ contract documents and commission processing. As a Documentation Specialist, the responsibility includes ensuring all documents submitted for Titling or Loan Guarantee processing are screened, reviewed and completed and monitored until loan take out.
 
• Commission Processing
       • Triggers processing of sellers’ commissions based on account documentation milestone, for turn-over
         to Finance & Accounting
 
• Sales Reservation & Documentation 
  A. Sales Acceptance  – Sales Reservation, Computation  & schedule of payments
      • In cases of Policy Exemptions, prepares & facilitates Customer Contact Form and coordinates with
        Sales Department, Business Development, Finance & Accounting Group
  B. Sales Documentation – Contract documentation    
      • Prepares contract documents, monitoring and maintenance of updated records of accounts, tracks
        delinquencies and informs customers of any changes in computations  (down-payment stage)
      • Monitor and track buyers’ document submittals as pre-requisite to processing /recognition of
        account as official sales and expedite developer claims from accredited financing institutions like
        banks
